The “Flyer” is sent quarterly to all Founders Pointe home owners to present information pertinent to our neighborhood. This is to supplement the website www.founderspointe.org/ and the new website www.ghertner.com . Blast e-mails will also continue to be sent to residents who have provided e-mail addresses.

This is your official notice of the Founders Pointe HOA Annual Meeting. The meeting will be held in the Poplar Grove Middle School Media (Library) Room on Wednesday, April 29, 2009 beginning at 6:00 p.m. The agenda will include a review of 2008 activities and a presentation of plans for 2009. HOA President Brenda Toscano will preside and presentations will be made by Vice President Ed Warren, Secretary Mike Bolduc, and Ghertner Site Manager Jaye Kloss.
Brenda will be retiring from the HOA Board and an election for a new Board member will be held. Those interested in serving a 3 year term on the Board or in nominating someone else should contact Mike Bolduc at 424-6840 to submit interests and qualifications.
For those home owners who cannot attend and want to vote for a candidate for the Board, a Proxie form is enclosed in this mailing. Please sign, date and provide your address to the form with your instructions. You can instruct another neighbor or a Board member to cast your vote for you with or without a candidate choice.
Volunteers needed for HOA Committees!
In addition to a volunteer nomination for the HOA Board, there is a desperate need for volunteers to head up some committees that help make our community great. Here is a list of the committees and needs for Founders Pointe:
Social Committee – Need a Chairperson
Welcoming Committee – Need a Chairperson
Neighborhood Watch Committee – Need a Chairperson
Swimming Pool Committee – Need a Chairperson
Architectural Review Committee – Matt Bergman Chairperson
Landscape Committee – Kent Starwalt Chairperson
Please be aware that if there are not volunteers, there will be fewer activities, improvements, social and family gatherings that make our neighborhood vibrant and attractive. The work required is very minimal, but very rewarding. We need more home owners involved in helping to keep Founders Pointe a friendly, welcoming and safe community.
Founders Pointe Nature Trail Established
Thanks to the volunteer work led by Casey Kirk, the main trail through the Founders Pointe woods has been cleared, cleaned and established as a Nature Trail. On Saturday, March 21st, a volunteer crew of about 20 home owners and 12 children collected 16 bags full of trash from the woods and trail.
Signs have been posted and the trail is marked. It goes from just behind the swimming pool to the pathway that connects Meeting St. and Rutherford Lane. This trail is for all residents and families to enjoy. It is a somewhat rugged hike, but an asset to the community. Please help keep it clean and serene.
Here’s an unsolicited comment from a neighbor:
“To the Founders Pointe Homeowners Association:
Thank you so much for hosting the Founders Pointe clean up day! It was a beneficial experience for myself as well as many others. I felt really connected to the people in my neighborhood helping out all around me. It was so uplifting to see this good thing being done by residents of Founders Pointe of all ages--especially the kids. My kids and their friends worked super hard to get that trail clean. I believe that they became closer and learned a valuable lesson during the course of the day. It was fun, fantastic, and the result was a beautiful trail that all members of the Founders Pointe community can now enjoy.
Sincerely, Becky Husi”
Cleanliness is next to Godliness
The board would like to encourage the neighbors who live with a creek, or common area behind their homes to not use this area for throwing yard debris and as a storage area for overflow items that should be in a garage. It is obvious throughout the neighborhood that neighbors are throwing misc trash into the creeks and common areas. We have seen kiddy pools, soccer goals, ceramic pots, Christmas trees, large piles of cut branches, loads of cut grass and much more. We realize this area is littered by folks walking in the neighborhood as well, and that things get tossed around by the wind, but most of what we have seen is obviously being put there on a consistent basis, literally for years!
The creeks and common areas need to be kept clean, please bag your leaves in the fall, and bring any tree trimmings or cut branches to the curb. The common areas and creek are for all of the neighbors to use and enjoy, let’s do the right thing and keep them clean.
Spring is Here! So is yard work!
With the wonderful spring growth and warmth in the air, it is also time to remind home owners of the importance of flowers, shrubs and yards. New flowers have been planted at our entrance locations, the pool pavilion and common areas. Mowing and maintaining the common areas has started by our contractor Russell Landscaping.
Home owners are required to mow their yards and edge their lawns at the sidewalks, driveways and curbs. This standard will be vigorously enforced this year. Thank you in advance for keeping our neighborhood neat and trim. This helps improve the value of properties and the feeling of good will among all neighbors.

HAPPY EASTER!!!
Swimming Pool to open Memorial Day weekend!
The Swimming Pool is scheduled to open on Friday, May 29th. The opening day pool party will be planned if volunteers will step forward to help.
Continual enhancements have been implemented at the pool and pavilion again this year. Non-slip tiles have been installed on the bathroom floors. More flowers and edgings are being included and other pool improvements are being reviewed and considered.
Please control your Dogs!
In addition to the HOA and city ordinance that states that owners must pick up dropping from their dogs when they walk their dogs on a leash, there are also requirements that dogs must be controlled from excessive barking and from charging pedestrians on the sidewalks.
There have been several complaints about large dogs that bark and charge neighbors walking or jogging on sidewalks. These aggressive dogs may or may not be restrained by an invisible electric fence, but their behavior can be very frightening.
Neighbors who are offended by these dogs are encouraged to communicate with the home owner who owns the noisy or aggressive dog. In most cases, the dog owners will move the electric fence limits to the back yard. If the dog owner is not cooperative, please call the Williamson County Animal Control (790-5590) or the Franklin Police (794-2513). These departments have been very responsive. Fines plus animal removal have occurred in the neighborhood.
Founders Pointe Garage Sale Weekend planned for May 16-17!
The Founders Pointe HOA Board has agreed to sponsor a Garage Sale Weekend on Saturday, May 16 and Sunday May 17. The Board led by Mike Bolduc will obtain permits and advertise the event for all home owners to have their garage sales coordinated on one weekend.
Other communities have successfully done this. It attracts a wide range of buyers and attention. The proceeds from these synchronized sales have been outstanding.
The special weekend does not mean that a home owner cannot have a separate single event, but coordinating the garage sales will create more business. It will also create more traffic on this one weekend, so please be aware of this. Contact Mike Bolduc (424-6840) if you plan to participate. You must register your address and pay the HOA the $5 permit fee required by the city in order to be included in the group permit and advertising.
Comparison of similar HOA dues
The HOA Board continues to monitor HOA dues in comparison to similar neighborhood organizations. This is one factor in controlling costs and making expenditutres that continue to make our neighborhood an attractive value to new home owners as well as existing home owners. It is difficult to make an “apples to apples” case because no two neighborhoods are alike. Nevertheless, it continues to be clear that Founders Pointe is in good shape financially and has a comparable dues costs with relationship to other neighborhoods in the Franklin area. Here are some typical dues costs:
Founders Pointe HOA (352 homes) with pool, pavilion, playground, two gazebos, and large common area grounds. Dues are $130 per quarter.
HOA #1 (350 homes) with pool and some amenities. Dues are $180 per quarter.
HOA #2 (720 homes) with pool. Dues are $152 per quarter.
HOA #3 (1300 homes) with pool. Dues are $98 per quarter.
HOA #4 (350 homes) with pool and many amenities. Dues are $775 per quarter.
HOA #5 (150 homes) with pool. Dues are $240 per quarter.
NOA #6 (250 homes) No amenities. Dues are $129 per quarter.
Founders Pointe is still a very good value and an highly attractive buy in terms of upper middle income homes with many assets and amenities for family living.
HOA Board says Thank You!
Your HOA Board would like to thank the home owners for being cooperative and responsive to the letters concering compliance with the rules of our neighborhood. Our wonderful community continues to be a great place to live.
